From Listing Preparation to Opening Escrow

• 1 month before launch: Initial consultation to prep your home for sale (staging, repairs needed, cleanliness)
• 2 weeks: shoot video tour and photo shoot
• 1 week: office caravan; finalize staging
• launch week:  launch of property on all marketing platforms; Tuesday: broker's open to attract maximum traffic, Sunday: first public open house; following Monday: review initial feedback with seller
• 1-30 days after launch: hosting showings and opens; receiving offers and negotiating for best offer; seller selects escrow and title companies
• 30-45 days after launch (on average, or as quick as 14 with cash buyer): OPEN ESCROW. Seller fills out disclosure to remit to buyer within 7 days.

•​ Day 1-17:  Seller makes home available for buyer inspection (we'll work with you for best scheduling); conduct termite inspection; negotiate repair and/orcredits; review reports
• Day 17:  Buyer removes his inspection contingency
• Day 17-21: Lender issues property appraisal; buyer receives loan approval and lifts loan contingency
• Day 17-30: Seller makes repairs requested and finalizes moving arrangements
• A few days prior to closing: final walkthrough; seller schedules cancellation of utlities and other home services
• Closing day: escrow company provides settlement statement summarizing details of transaction to be signed by buyer and seller; seller gets paid; hand over all keys, garage openers, alarm codes over to new owner
